We selectively accept premium properties (standalone luxury villas, premium townhouses, penthouses, and high-end residential apartments) located in Tbilisi (Chughureti, Vake, Vera, Saburtalo, Mtatsminda, Ortachala, Digomi), Tbilisi Suburbs (Lisi, Tskneti, Kaklebi, Saguramo, Krtsanisi, Tsavkisi, Tabakhmela), and exclusive resort/investment zones.

Mandatory Criteria

All listings must hold a verified non-agricultural status. Traditional co-owned courtyard properties (so-called Italian yards) are strictly excluded from our portfolio.

Structural Integrity

We exclusively represent properties that are structurally sound and certified non-hazardous.

Strict Off-Market Rule

We do not accept assets that are currently listed on public real estate portals or actively represented by brokers on open marketing platforms.

No public photography, exact addresses, or digital identifiers will ever touch the internet from our side.

Mandatory Verification Protocol

Please provide the property’s Public Registry Cadastral Code, your target asking price, and brief video/photo materials via WhatsApp or Email. Following our initial digital verification, our team will review the parameters to ensure the asset is compliant.

Zero-Fee Enrollment (0% Commission for Owners)

Our firm operates under a strict buyer-mandate model. Registering your asset within our private grid is entirely free of charge. We do not charge asset owners any success or marketing fees, as our brokerage is compensated exclusively by the pre-vetted buyer.
