We selectively accept premium, medium-to-large-scale developments (Residential Complexes, Premium Villa Communities, and High-End Apart-Hotels) located in prime Tbilisi districts (Vake, Vera, Saburtalo, Mtatsminda, Chughureti, Ortachala, Digomi), prestigious suburbs (Lisi, Tskneti, Kaklebi, Saguramo, Krtsanisi, Tsavkisi, Tabakhmela), and premium coastal/mountain resort zones.

Mandatory Bank Guarantee & Funding

We exclusively represent projects with 100% secured financial backing. A full, unconditional construction financial guarantee from a leading commercial bank (e.g., TBC, BOG) is mandatory. Projects relying solely on future cash flows from retail buyers without banking insurance are strictly excluded.

Required Investor Discount & Net Pricing

To access our verified investor network, developers must offer an exclusive price reduction ranging from 20% to 30%. We accept projects at two stages: 1) True Off-Plan launches (pre-marketing stage), and 2) Exclusive bulk or private discounts on Active/Current construction inventory (under-market rates for fast capital infusion). All offers must be on a “Net basis” with 0% developer-side commission, ensuring our buyers receive the absolute lowest uninflated cost.

Strict Pre-Public Rule

We accept projects only during their true Off-Plan stages or under strictly confidential, non-public discount mandates for current inventory. The specific discounted offer must not be listed on public real estate portals or active in open broker networks.

Process, Protection & Financial Terms

Controlled Placement

Your project materials, interior renders, and floor plans will be presented directly and confidentially to pre-vetted buyers within our private network. No open or uncontrolled digital syndication will occur from our side.

Required Verification Documents

Please provide the land cadastral code, approved construction permit status (Phase 2 or 3 minimum), official bank guarantee documentation, and the exclusive pre-sale pricing structure via WhatsApp or Email.

Zero-Fee Enrollment (0% Commission for Developers)

Our firm operates under a strict buyer-mandate model. Introducing your project to our private investor network is completely free of charge. We do not charge developers any marketing, listing, or success fees. Our brokerage is compensated exclusively by our pre-vetted buyers.
