We selectively accept premium, medium-to-large-scale ongoing developments (Residential Complexes, Premium Villa Communities, and High-End Apart-Hotels) located in prime Tbilisi districts (Vake, Vera, Saburtalo, Mtatsminda, Chughureti, Ortachala, Digomi), prestigious suburbs (Lisi, Tskneti, Kaklebi, Saguramo, Krtsanisi, Tsavkisi, Tabakhmela), and premium coastal/mountain resort zones. Projects must be currently under active construction and have a visible, verified physical building footprint.

Mandatory Financial & Funding Audits

We exclusively interface with active projects that possess a clean legal status and verified financial backing. An unconditional commercial bank construction guarantees or a verified institutional credit facility covering the completion of the project is mandatory.

Required Block-Allocation Pricing (Net Basis)

To unlock our private investor grid, developers must allocate a specific inventory package (e.g., a block of multiple units or an entire floor) at an exclusive 20% to 30% discount below current open market retail rates. Because VestIn is compensated 100% by the buyer, your standard brokerage and retail marketing expenses must be entirely stripped from the offer on a strict “Net basis”.

Non-Disclosure of Discounted Rates

The heavily discounted prices granted to our buyers must remain completely non-public. They must not be advertised on public portals, social media channels, or open broker marketing networks to fully protect your active retail market price.
